These Terms of Service govern access to and use of Room Rental Manager, including the website, landlord dashboards, public listing pages, inquiry tools, AI-assisted features, translation features, billing flows, administrative tools, affiliate-related pages, and related services.
Room Rental Manager is a software and listing-management platform. We are not a landlord, tenant, renter, broker, real estate agent, property manager, housing provider, screening company, background-check company, credit-reporting agency, escrow agent, insurer, legal advisor, tax advisor, fair-housing consultant, or guarantor of any rental transaction.
We do not own, lease, operate, inspect, approve, verify, manage, control, or guarantee any room, property, listing, rental term, price, deposit, lease, house rule, availability, move-in, tenant decision, landlord decision, or communication shown or handled through the platform.
Landlords, property owners, operators, managers, agents, and other customers are solely responsible for their own listings, conduct, communications, rental practices, compliance obligations, business decisions, and use of the platform. This includes responsibility for:
Customers must not use Room Rental Manager to discriminate, advertise discrimination, express unlawful preferences, discourage protected persons, make unlawful housing statements, apply unlawful screening standards, retaliate, harass, or otherwise violate fair housing, civil rights, disability, accessibility, or anti-discrimination laws.
Customers are responsible for understanding and complying with laws that may apply to protected characteristics, including race, color, religion, sex, familial status, national origin, disability, and any additional categories protected by state or local law, such as source of income, age, sexual orientation, gender identity, marital status, military status, or other protected classifications where applicable.
Room Rental Manager may remove content, restrict features, suspend accounts, terminate accounts, preserve records, or cooperate with legal requests when we believe content or conduct may be discriminatory, unlawful, misleading, unsafe, abusive, or inconsistent with these Terms.
Users may not post, submit, transmit, or promote listings or content that:
Customers must choose accurate property, listing, room, and source classifications. Mixed inventory may be allowed only when clearly labeled. A room rental, apartment, assisted-living/group-home setting, shared room, private room, house, condo, townhouse, agent listing, management-company listing, or owner listing must not be presented in a misleading way.
Room Rental Manager provides classification and display tools to reduce confusion, but the customer remains solely responsible for choosing truthful labels and maintaining accurate listings.
Room Rental Manager does not guarantee that any listing is legal, accurate, available, safe, compliant, profitable, suitable, or free from dispute. We do not guarantee traffic, inquiries, qualified leads, tenants, move-ins, occupancy, income, conversions, responses, search rankings, affiliate results, advertising results, or business outcomes.
AI-assisted descriptions, rewrites, translations, summaries, suggestions, classifications, and similar outputs are tools only. They may be incomplete, inaccurate, outdated, mistranslated, biased, inappropriate, or unsuitable. Customers must review, edit, verify, and approve all AI-assisted or translated content before relying on it or publishing it.
Customers remain responsible for ensuring all AI-assisted content is accurate, lawful, non-discriminatory, non-misleading, and appropriate for their listing and jurisdiction.
Public inquiry forms allow prospects to contact landlords or listing operators. Room Rental Manager may store, display, route, translate, organize, or help manage inquiry information, but we are not responsible for landlord responses, failure to respond, rental decisions, screening decisions, denial decisions, communications, follow-up, privacy practices, or compliance with housing laws.
Prospects should understand that inquiry information may be shared with and used by the landlord/customer responsible for the listing. Landlords must handle prospect information lawfully and responsibly.
Paid features may require a subscription, valid payment method, trial enrollment, or account approval. Prices, trials, setup fees, promotions, discounts, affiliate terms, billing periods, and included features may change. Unless otherwise stated in writing, subscription fees are charged according to the billing flow presented at signup or checkout.
Users are responsible for keeping billing information current. Failed payments, chargebacks, expired trials, suspected fraud, abuse, or policy violations may result in restricted access, suspension, removal of public pages, or termination.
We may suspend, restrict, hide, remove, or terminate accounts, listings, public pages, features, or access at any time when we believe a user has violated these Terms, created legal risk, posted misleading or unlawful content, abused the platform, failed payment, threatened security, or acted in a way that may harm prospects, landlords, the public, the platform, or Room Rental Manager.
When practical, Room Rental Manager may provide a reason for suspension, including reference to one or more Term numbers. A customer may be allowed to submit a review request or explanation, but submission of a review request does not guarantee reinstatement, continued access, extension of service, public display of listings, refund, or delay of billing consequences.
If an account is suspended or terminated for violation of these Terms, suspected unlawful activity, fraud, abuse, discrimination, misleading listings, unsafe conduct, or other policy concerns, fees are not refundable unless required by law or expressly agreed by Room Rental Manager in writing.
Users retain whatever rights they have in their submitted content, but grant Room Rental Manager a worldwide, non-exclusive, royalty-free license to host, store, reproduce, display, publish, modify for formatting, translate, process, analyze, transmit, and use submitted content as needed to operate, improve, secure, market, and provide the platform.
Users represent that they have all rights and permissions needed to submit and publish their content, including photos, text, logos, addresses, descriptions, captions, and listing details.
Room Rental Manager, the website, software, design, workflows, dashboard features, code, branding, page structure, text, concepts, and related materials are owned by or licensed to Primo Haven LLC or its licensors. Users may not copy, scrape, resell, reverse engineer, misuse, or create competing works from the platform except as allowed by law.
The platform may rely on third-party services for hosting, payments, email, analytics, AI, translation, security, storage, affiliate tracking, maps, communication tools, or other functions. We are not responsible for third-party outages, acts, omissions, terms, policies, prices, or data practices.
Room Rental Manager may offer an affiliate, referral, promoter, partner, or similar program. Participation in any such program is optional and subject to approval, tracking rules, payout rules, fraud controls, platform policies, and any additional written affiliate terms we provide.
Affiliates and promoters must market Room Rental Manager honestly, lawfully, and professionally. They may not make false, exaggerated, misleading, deceptive, or guaranteed income claims. They may not claim that landlords are guaranteed leads, tenants, move-ins, occupancy, profit, search placement, advertising results, or business success.
Affiliates and promoters may not use spam, unlawful scraping, unauthorized automation, misleading messages, fake identities, deceptive endorsements, impersonation, harassment, unlawful telemarketing, unlawful text messaging, unlawful email marketing, platform-rule violations, trademark abuse, paid-ad impersonation, or any outreach method that violates law, third-party platform rules, or these Terms.
Affiliates and promoters are responsible for their own marketing conduct, tax obligations, business records, compliance with advertising and endorsement rules, and any required disclosures that they may receive compensation. Room Rental Manager may reject referrals, withhold or reverse commissions, remove affiliate access, suspend accounts, or terminate participation for suspected fraud, abuse, policy violations, chargebacks, self-referrals, misleading promotion, or other conduct we consider harmful or improper.
Affiliate payout amounts, timing, eligibility, second-level referral availability, recurring commissions, program structure, and program continuation may change at any time unless otherwise stated in a separate written agreement. No affiliate relationship creates an employment, agency, franchise, partnership, broker, or joint-venture relationship with Room Rental Manager or Primo Haven LLC.
The platform is provided “as is” and “as available.” To the fullest extent permitted by law, Room Rental Manager disclaims warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, availability, security, uninterrupted operation, legal compliance, listing legality, tenant quality, landlord quality, and business results.
To the fullest extent permitted by law, Room Rental Manager, Primo Haven LLC, and their owners, officers, contractors, affiliates, service providers, and agents will not be liable for indirect, incidental, special, consequential, exemplary, punitive, lost-profit, lost-revenue, lost-data, business-interruption, housing-dispute, discrimination, personal-injury, property-damage, rental-decision, tenant-screening, listing-accuracy, affiliate-promotion, referral, commission, or third-party conduct damages arising from or related to the platform.
To the fullest extent permitted by law, total liability for any claim will not exceed the amount paid by the user to Room Rental Manager for the service during the three months before the event giving rise to the claim, or one hundred dollars if no amount was paid.
Users agree to defend, indemnify, and hold harmless Room Rental Manager, Primo Haven LLC, and their owners, officers, contractors, affiliates, service providers, and agents from claims, damages, losses, liabilities, penalties, costs, and expenses, including reasonable attorneys’ fees, arising from or related to the user’s listings, content, rental activity, communications, legal violations, fair-housing violations, privacy violations, discrimination claims, misleading statements, property conditions, lease disputes, payments, deposits, move-ins, screening decisions, misuse of prospect information, affiliate promotion, referral activity, commission claims, breach of these Terms, or use of the platform.
These Terms are governed by the laws of Texas, without regard to conflict-of-law principles, unless another law is required to apply. To the extent permitted by law, disputes must be brought in the state or federal courts located in Texas, and users consent to personal jurisdiction and venue there.
We may change, suspend, discontinue, limit, or modify the platform, features, prices, plans, policies, and these Terms at any time. Updated Terms will be posted on this page. Continued use after changes means the updated Terms apply.
Users may stop using the platform at any time. We may suspend or terminate access at any time as described in these Terms. Certain provisions, including disclaimers, limitations, indemnification, intellectual property, payment obligations, and dispute terms, survive termination.
